HMO Properties

​

JPL is currently focusing on buying HMO’s in good cities with high demand for good quality tenants. Example of cities being considered are Manchester, Leeds and Bristol. These could be existing HMOs or potential projects to convert to HMOs in non-article 4 areas.

 

The end product needs to be a 5 or 6 bed HMO that complies with October 2018 HMO regulations. Ideally the rooms are big enough to accommodate an ensuite with a good sized kitchen and communal area

Value Add Projects

 

JPL is always looking for a good opportunity to either refurbish, extend or convert properties where the end product is greater than the sum of the parts.

 

These would usually be 'flip' opportunities and can be residential or commercial. Good opportunities always have more than one exit plan; so desired areas need to have high demand for sales and lettings.

Funding Developments

JPL has historically either funded good potential developments on a 1st charge basis or as a JV with trusted partners. JPL will look at interesting developments in the right areas with a good risk return reward.
